Top 10 Tips for preparing your property for rent
- Get advice! We would be happy to view your property and provide advice before you invest in refurbishing.
- When decorating the property use neutral colours of paint & carpet/flooring – simple is best.
- Provide an instructions folder for appliances, gas boiler or alarm systems and information about collection days for bins etc.
- Install a card meter for electric or gas to enable tenants to top up as necessary without bills (free of charge from electricity/gas provider). If card meters are not installed make sure that you “sign off” when the tenant moves in.
- If the property has gas fired central heating, ensure the gas boiler is serviced and most importantly that an annual safety inspection is done, this is usually arranged by the agent for a managed property.
- Make sure that gardens and hedges are cut and that paved areas are power-washed to increase the “kerb appeal” of the property. A poorly maintained exterior can overshadow a perfect interior.
- Internally the property should be clean, neat and tidy.
- Advise a neighbour of your telephone number in case of any problems when the property is empty.
- If you currently live in the property arrange a mail-redirect for your post – tenants can be slow to pass on mail some of which may be important to you.
- IF IT DOESN’T LET STRAIGHT AWAY – DON’T PANIC!! IT IS BETTER TO HAVE AN EMPTY HOUSE THAN A BAD TENANT.
